Initial Consultation & Financing
We will meet in person or virtual to discuss your Home search. I will connect you with reputable lenders with programs tailored to your needs to get pre approved. If purchasing with cash, we will review the requirements for proof of funds.

Property Search
You will have access to my app which you can easily request showings or message me directly. My community guides will help you review school districts, public transportation, shopping/ restaurants in your favorite neighborhoods.

Offer and Negotiation
I’ll guide you through crafting competitive offers and negotiating favorable terms to secure the perfect property. My offers are e-signed, and once submitted I call the selling side, as does the lender, to vouch for you as the best buyer for the property.

Attorney Review & Earnest Money
Once your offer is accepted, it enters Attorney Review, typically lasting 1-3 days. I'll connect you with top local attorneys to ensure a smooth process. Once complete, you're officially Under Contract, and your Earnest Money deposit will be due per the contract terms, held in escrow as part of your closing funds.

Due Diligence
I’ll guide you through inspections, appraisals, and disclosures to ensure everything meets your expectations. After the inspection, you can request repairs or credits toward closing costs. If the appraisal matches or exceeds the purchase price, we move forward. If it’s lower, we’ll renegotiate with the seller or adjust the financing terms to stay on track.

Closing & Beyond
Before closing, we’ll schedule a Final Walkthrough to confirm the property is in the same condition as when you made your offer. I can provide referrals for movers, contractors, or anything else for a smooth transition. We’ll set a convenient closing time, usually at your attorney’s office, and you’ll typically take possession of the property then.
